Downtown Jebel Ali:
Downtown Jebel Ali is a 200-hectare, mixed-use urban community along an 11 kilometre
stretch of Sheikh Zayed Road. It will accommodate more than 200,000 people in four distinctive zones. Each
Zone will have three individual districts: The Urban Centre, The Trellis and The Medina, creating a blend of
business, residential, shopping, dining and entertainment facilities, as well as its own iconic, individuallythemed
Plaza, which will be the transport, retail and entertainment hub of the zone.
Downtown Jebel Ali is
located between the Jebel Ali Free Zone and Techno Park, and will have 330 buildings, 208 of which are
residential. Around one hectare in five will be green, open space and there will be pedestrianised, car-free
areas. The development will also boast a rich, convenient transport system, enabling people to live in, work
at or visit
Downtown Jebel Ali without the need for a car. An internal people mover will use the latest
technology to provide easy, environmentally-friendly travel within each zone; four Dubai Metro stations will
allow effortless travel between each Zone; and road access will be via four new freeway interchanges.
Medina District:
The
Medina District houses mid to low-rise residential neighbourhoods, small courtyards and
plazas which will create a more intimate, family-friendly environment.
Sienna Square:
This mixed use development is a unique appreciation and understanding of its own place. It is
located in the Medina district at
Downtown Jebel Ali, surrounded by Medina, Perimeter & Cross streets and
comprising residential, retail and commercial usages. The design for this project strives to symbolise the
arrangement of masses in a stepped manner allowing all its units to enjoy the view. The design attempts to
create a local distinctiveness and a sense of place. The development consists of two towers which emerge
from a common podium hosting leisure facility at roof level. Retail usage is provided along all the
streetscapes at ground level and prime residential units are allocated around the podium and visually
embrace the heart of the Medina district at a human scale level. The residential building includes different
types of apartments suitable for vast array of residents while the office building is meant to achieve flexibility
in spaces. The outlook of the building gives strong cohesive identity through the disciplined use of limestone
and glass. The large glazed windows connect the natural surroundings with the residential units, utilising
carefully conceived geometric arrangements of form, spaces, solids and voids. The shadow casting design
elements are used to increase energy efficiency of the design also adding at the same time the elements of
sun movements as a dynamic generator of architectural perception.
