Work on the Red Sea Beach Resort will begin in
2009 and delivery will be complete by the end of 2011.
The resort will boast an impressive entrance, beyond which
a hotel will be built with a characteristic water garden and a

The Beach Lodges
The beach lodges form part of a harmonious surrounding thanks to
their beautiful wooden structures and fine tropical reed thatched roofs.
Although you will feel at one with nature, the lodge is very much a luxury
dwelling, where tasteful holiday guests will feel spoiled to a princely
degree.
With a living space of approximately 100m2, the beach lodge is anything
but a hut; it is a fully equipped beach villa, with the option of a vide of
no less than 36m2. This allows you to create an extra master bedroom
besides the spacious living room, the luxury bathroom, the kitchenette
and the two bedrooms. The view of the crystal-clear blue sea from your
bed is phenomenal.
Everything which contributes to making your stay pleasant and comfortable
is here. The choice of interior evokes an exotic and pleasant ambience.
Large sliding French windows connect the internal space of the lodge with
the extensive hardwood terrace, making the paradise residence a reality.
The tropical look of the roof construction takes you right into this

The choice of materials used for the lodges not only integrates them

The tropical woods used exclusively for roof, floors, terraces, etc. ensure

Egypt has had a stable economic climate in recent years, the cost of
living is low and the Red Sea Beach Resort offers highly attractive
purchase prices.
Purchasing a second home at the Red Sea Beach Resort, Marsa Alam
can serve different goals, making it a profitable investment. Moreover,
you can expect excellent rental returns as the apartments may be
rented out all year round, in part thanks to the pleasant climate.
You will be the freehold owner of the apartment, which means that
the appreciation in value will all accrue to you should you decide to
sell. Since 2004, the prices of comparable property in the region have
risen by a minimum of 10% - 12% annually, and the prospects are
very good, not least due to the extensive development of the region.
Rental returns
Based on a rental agreement of 10 years, the Red Sea Beach Resort offers
investors highly flexible opportunities for the rental of their apartments,
bank guaranteed or not.
This is because you can choose between apartments with a guaranteed
rental return and apartments which participate in a pool system. Under
both rental systems, a 10-year rental agreement is concluded with the
Red Sea Beach Resort.
All apartments, except the senior apartments, are included in the pool
system. With the pool system, the rental returns from all the apartments
are put into a pool. At the end of each year, this is divided between
the buyers pro rata, based on purchase price. The higher the resort’s
degree of occupancy, the higher the rental return the buyer will receive.
A rental return averaging approximately 10% of the purchase value may
be regarded as realistic.
Under the bank-guaranteed rental system, which applies to all senior
apartments within the resort, rental returns of no less than 8% will be
guaranteed over the entire period of 10 years
. For extra protection and to
insure payment of this 8% rental return, the buyer may request a bank
guarantee, provided by a Dutch bank.
Under the bank-guaranteed rental system, you have access to your own
apartment for no fewer than five weeks per year, which may be taken
at any time throughout the year, and there are no additional costs such
as maintenance, local taxes, insurances, water and electricity. With the
rental agreement based on the pool system, the number of weeks is
unlimited and the rental returns are calculated proportionately.

purchased at the Red Sea Beach Resort.
