The Apartments
At the rear of the Red Sea Beach Resort will be built a hotel with 250
first-rank hotel suites, adorned with a characteristic water garden. Many
of the facilities, including the fitness, wellness and beauty centre, will be
here. As a result, the views over the resort will be impressive and, due
to the difference in elevation, the chances of having a sea view will be
very good.
The two types of hotel suites are both approximately 45m2 in size and
each has a large bedroom with a bathroom, a large open living room
and its own terrace covering another 10m2. The difference between the
different hotel suites is the size of terrace and an even more luxurious
interior package .
In addition to the hotel apartments, you can also choose from a wide
range of beautiful apartments. These 372 apartments are located in the
heart of the resort. Lying in the green oasis of the resort are three types of
apartments, each subdivided into junior and senior. They are; the garden
apartment, which has its own garden, the intermediate apartment on the
first floor, and the penthouse apartment.
With an area of approximately 35m2, the junior apartments have one
bedroom, an ensuite bathroom, a spacious open living room with an open
kitchen, plus a spacious terrace of approximately 10m2.
The senior apartments with an area of approximately 70m2, which offer
a guaranteed rental income/system , have a large open living room with
a fully equipped kitchen, two bedrooms, a large bathroom and a private
terrace which adds about another 20m2 to the total area.
All of these apartments are at a unique location, by the sea and close to
a swimming pool, and there is always a restaurant or bar nearby. The
apartments offer optimum privacy and phenomenal views.
Besides a large terrace on the second floor, the penthouse apartment
also a roof terrace on the third floor. The large roof terrace is accessed
by a staircase from the living room. From up here you have even more
splendid views.

Interior
All hotel suites and apartments at the resort will be fully furnished for you
in a colonial style. Besides the furniture itself, this includes a modern fitted
kitchen, a bathroom with a shower cabinet and of course air conditioning.
Natural tiles will be used throughout, both on the floors and on the
bathroom walls. The emphasis will be on the finish, which must be perfect
down to the smallest details. The tiling will be continuous throughout the
terraces, living room and bedrooms, so creating a spacious effect. Both
the kitchen and the bathroom will be finished in marble.
The fixtures and fittings will leave nothing to be desired. They will be of a
high quality and provide a homely feeling.

Interior list
All hotel suites and apartments at the resort will be fully furnished for
you in a colonial style. In addition to the furniture, a modern kitchen
and bathroom with shower cabinet, air conditioning will be included. The
furnishing will be made of a high quality and will provide a homely feeling.

Marsa Alam
Just a few hours’ flying time from Amsterdam we find Marsa Alam, a true
tropical paradise. Only a few years ago, not many people had heard of
the fishing village of Marsa Alam, with its palm trees, mangroves and
coastline adorned by coral reefs.
Marsa Alam has approximately 13,000 inhabitants and is situated some
270 kilometres from the large resort of Hurghada. In a short period,
Marsa Alam has undergone a metamorphosis.
In 2004, the village opened its own international airport and there are
currently major plans afoot to expand the still small but pleasant shopping
centres with associated leisure facilities like bars and restaurants. The
result is that more and more tourist projects are being built in the form of
various luxury resorts, for example nearby Port Ghalib.
Even so, today we can still speak of a quiet seaside resort. Egyptian
culture is still tangible here, in contrast to the tourist resorts of Hurghada
and Sharm el Sheikh. The Red Sea Beach Resort is therefore well suited to
those searching for fine, luxury accommodation in a quiet environment.
While there is still not much more to be seen in Marsa Alam itself than
tropical beaches, an azure-blue sea and unspoiled coral reefs, there are
nevertheless plenty of sights or activities in the surroundings that are
worth an excursion.
Trips will be organised from the Red Sea Beach Resort to a number of
sights located inland, such as the emerald mines, the temple of Seth I
in Khanais or the historic town of Myos Hormos, all of which are more
than worthwhile. Visits to Aswan or Luxor are also possible, and what is
definitely not to be missed is a legendary sailing cruise on the River Nile
in a felucca.
For divers and snorkelers in particular, Marsa Alam is the ideal place to

Rental returns
Based on a rental agreement of 10 years, the Red Sea Beach Resort offers
investors highly flexible opportunities for the rental of their apartments,
bank guaranteed or not.
This is because you can choose between apartments with a guaranteed
rental return and apartments which participate in a pool system. Under
both rental systems, a 10-year rental agreement is concluded with the
Red Sea Beach Resort.
All apartments, except the senior apartments, are included in the pool
system. With the pool system, the rental returns from all the apartments
are put into a pool. At the end of each year, this is divided between
the buyers pro rata, based on purchase price. The higher the resort’s
degree of occupancy, the higher the rental return the buyer will receive.
A rental return averaging approximately 10% of the purchase value may
be regarded as realistic.
Under the bank-guaranteed rental system, which applies to all senior
apartments within the resort, rental returns of no less than 8% will be
guaranteed over the entire period of 10 years. For extra protection and to
insure payment of this 8% rental return, the buyer may request a bank
guarantee, provided by a Dutch bank.
Under the bank-guaranteed rental system, you have access to your own
apartment for no fewer than five weeks per year, which may be taken
at any time throughout the year, and there are no additional costs such
as maintenance, local taxes, insurances, water and electricity. With the
rental agreement based on the pool system, the number of weeks is
unlimited and the rental returns are calculated proportionately.
